The proposals are submitted in outline with access to be determined at this stage. The development site is approximately 31 hectares (77 acres) in extent and comprises the former Prince of Wales Colliery pit yard along with adjacent land. The pit yard site contains line within the ownerships of UKCOAL, the Duchy of Lancaster, Coal Industry Social Welfare Organisation (CISWO) and Wakefield MDC. The additional land adjoining the colliery also includes a football ground and former cricket ground, now used by the football club as a training pitch. The majority of the buildings on the colliery site have been demolished, although concrete foundations and hard standing areas remain.

The description of the proposed development is as follows:
“The redevelopment of the former colliery pit yard and adjoining land with mixed use urban extension to Pontefract to include the erection of residential development (C3 – 913 units), employment development (B1 - 21,853m2) and supportive ancillary facilities including: retail, restaurants, cafes and drinking establishments (A1, A3 and A4 - 2,474m2), a medical centre (D1), a community centre (D1), a children’s day nursery (D1) and construction of access roads, a linear park, footpaths, public squares, car parking, landscaping and associated works.”
