The proposal will result in a number of significant benefits to Pontefract and the wider area. The main benefits of the development can be summarised as follows:
|
|
- Redevelopment of a highly sustainable, vacant and underused brownfield site;
- High quality mixed use, urban extension to Pontefract with employment, residential, community facilities, linked public spaces and ancillary retail development;
- Design Coding to ensure the highest of quality in proposed buildings, public spaces and the public realm;
- 25% of the proposed dwellings will be affordable dwellings* that will comprise a mix of 65% intermediate (shared ownership) and 35% social rented accommodation;
- The scheme will result in the provision of approximately 1,000 new jobs – more than twice the number of jobs that resulted from closure of the Colliery in September 2002;
- Provision of high quality, linked public spaces;
- Commitment to provide a 10-minute bus service between the site, Glasshoughton rail station, Xscape and Pontefract bus station from first occupation of the proposed commercial development,
- Extension of existing linkages into and through the proposed scheme;
- Delivery of a new community centre and proposals for a medical centre and nursery;
- Commitment to relocate Pontefract Collieries Football Club and to provide them with improved facilities;
- Provision of significant strategic landscaping throughout the scheme; and
- Provide contribution to tree thinning works and a lighting scheme to enhance the setting and prominence of Pontefract Castle when seen from the north and west.
